Get Started with Circle Property Management
When you have decided on one of our three management plans and wish to move forward with CIRCLEPM, we of course appreciate you have chosen us to be your management company and the first decision you will need to make is the date you plan to move. This is our target date to have your property leased and we will need to accomplish several tasks in order to achieve the move out date and the move in date for your new tenant. Listed are the basic items in the order they need to be completed. We like to have 45 days from the date you decide to move forward but we can always accommodate shorter timeframes.
Prepare and sign the Property Management Agreement
- Minimum and maximum term of Lease (How long do you want to rent the property for -one year or two?)
- Level of maintenance ( If you have preferred vendors we would need to verify insurance coverages your vendor carries)
- Home warranty policy number and contact number for our records
- If you are located in an HOA or Condo Association development we will need a copy of your rules and regulations to provide the tenant
- Contact your Insurance company to convert your Homeowners policy to a Landlord policy
- Decide if you need to have contents covered with the policy ( We will require the tenant to obtain a renters policy-VA only)
- Condition Inspection for our records (We do a walk through with you to document current condition using our iPad App with pictures)
- Decide if you wish to have us retain on deposit funds for future repairs (Usually $200 to $500 held and accounted for in our accounting system -and reported on your monthly statement which can be used for filing your taxes along with the IRS form 1099 we provide you)
Prepare the property for Leasing 20 - 40 days prior to your departure or expected date
- Decide on your move out date or tenant move-in date
- Picture day ( the day the property should be ready for photography, preferably mid day)
- Sign post Installation (Should be installed 20 to 40 days Prior to you vacating the property)
- Hang the Lock Box
- Place the Listing into the MLS and prepare the home for showings
